Development Strategy & Philosophy
Acacia Network’s affordable housing mission and strategy consist of developing and implementing an affordable and supportive housing capacity that will better enable the organization to enhance the continuum of services available to our clients and the communities we serve. We have a solid track record in the successful development of new construction and rehabilitation, led by our team of experienced staff and consultants, including architects, engineers, general contractors, sub-contractors, funding agencies, banks, tax credit syndicators, and others.
Acacia Network’s affordable housing activities are conducted through several affiliates, including Acacia Real Estate Development (ARED), Promesa Housing Development Fund Corporation (PHDFC), South Bronx Community Management Company, Inc. (SBCMC), East Harlem Council for Community Improvement, Inc. (EHCCI), and Hunts Point/Concord Avenue HDFC (HPHDFC), among others.
Over the past decades, Acacia Network has established strong relationships with many City, State and Federal agencies, such as the Department of Housing Preservation and Development (HPD), the US Department of Housing and Urban Development (HUD), NYS Department of Housing and Community Renewal (DHCR), NYS Housing Finance Agency (HFA), Department of Health and Mental Hygiene (DOHMH), New York City Council, Bronx and Manhattan Borough Presidents’ Offices, among others. Meanwhile, Acacia Network/Promesa HDFC Development Consultancy Partnerships include Forsyth Street Advisors, Rockabill Advisors, Atlas Consulting, Local Initiatives Support Corporation (LISC), Steven Winter Associates (SWA), Bright Power and Amy Larovere Consulting, among others. Finally, to further expand the affordable housing stock throughout New York City and beyond, Acacia Network continues to actively pursue joint ventures and strategic partnerships with nonprofit and for-profit development partners.
