Metcalf Avenue Apartments features 223 apartments –from studios to three bedrooms—for low- and moderate-income households earning between 30% and 110% of Area Median Income. Individuals or households must meet certain income and household size requirements, and additional selection criteria. Metcalf Avenue Apartments is constructed as a “Passive House” building, the highest environmental sustainability certification. Among other benefits, this means that tenants will enjoy excellent indoor air quality and highly energy efficient heating and cooling. In addition, the building’s 223 lottery units all have dishwashers and air conditioning, and have access to a roof deck, children’s playroom, and laundry facilities. Common spaces include a landscaped courtyard and community room.
This building is being constructed through the Mix and Match Program of the New York City Housing Development Corporation (HDC) and the New York City Department of Housing Preservation and Development (HPD) and the Mandatory Inclusionary Housing (MIH) program of HPD.
